Credit Counseling

Financial difficulties that stand between you and a better life can be     devastating. It does not have to be this way. We provide one on one counseling sessions to help you obtain homeownership. Managing your debt is essential in getting you back on track with your ambitions. We review your financial situation and guide you in the best direction for you to achieve your goals and to not be drowning in debt.    There are options to help you keep your home. We have trained housing counselors that will work with you to assess your financial situation. They will explore which avenue is best on how to avoid default or foreclosure. Together our counselors and you can work to resolve your mortgage situation.

Neighborhood Stabilization Program (NSP)

The NSP of Lee County is a federally funded to help restore homes and renew communities. Abandon and foreclosed properties are
rehabilitated and sold to individuals that meet certain income requirements.

Lee County buys foreclosed homes in target areas at below the appraised rate, then professional contractors go to work, transforming less than perfect properties into truly good buys.

Lee County cannot mark up the prices like a regular seller-so, even as the economy improves, these homes are guaranteed to stay affordable.

*Qualified buyers will receive assistance in the form of a subsidy—a second mortgage to be provided by Lee County.   These homes are meant to be the buyer’s primary homesteaded residence.  Investors are not allowed to purchase NSP homes.*

 

 

 

 

Florida Hardest-Hit

The federal government has allocated funding to help pay the mortgages of qualified homeowners who are unemployed or underemployed through no fault of their own. The Florida Hardest-Hit Fund (HHF) program aims to assist qualified Florida homeowners by providing mortgage assistance for up to 12 months (capped at $24,000), or until the homeowner finds adequate employment to resume paying the mortgage (whichever comes first), with up to $18,000 available to reinstate a delinquent first mortgage prior to payments being made. Additionally, for a homeowner who is recovering from unemployment/underemployment, up to $25,000 is available as a one-time payment to reinstate a delinquent first mortgage.

HHF assistance is paid directly to the loan servicer/lender for those homeowners deemed eligible to participate in the program.

The Housing Stabilization Program is designed to provide financial assistance to families and individuals, who are residing or homeless in Lee County, FL area, gain or maintain housing stability. This program targets two populations of persons facing housing instability:

1.    Families or individuals who are still housed within Lee County limits but are at imminent risk of becoming homeless and;

2.       Families or individuals who are already homeless and seeking housing within Lee County.

 

The Housing Stabilization Program funds will be used to provide temporary rental and/or security deposit assistance up to a maximum of $2800 per household and is based upon funding availability.

 

Applications will be processed on a first-come, first-served basis, first-ready eligible basis from all applicant(s) meeting program eligibility criteria, subject to funding availability. First priority will be given to “special needs” applicants, which include the disabled and general/honorably discharged veterans (SSI/disability proof or DD-214 required).

 

 Applications will be made available online here or in person at Lee County Housing Development Corporation, 3677 Central Ave # F, Fort Myers, FL 33901.  Applicants must schedule an appointment with Lee County HDC staff prior to submitting an application. Applications will only be accepted through appointments scheduled. Walk-ins or drop offs will not be accepted.
